I should have bought a house sooner but this shit really is a logistics nightmare. It's not like buying a car.

Either 8 Bit has to the money to buy property up front or he has to buy on credit.

If it is the first one, then it is possible the value of the land will fall in the coming months, meaning if he buys it in a few months, he would have benefited. This is entirely possible, because the economy situation is still very uncertain, but we are at least sure we have not hit the bottom yet. Until things get better, it will get worse, so why commit to buying something now when you could get a better deal later on?

If he is buying on credit, it would be stupid for the above reason PLUS the fact that he might have difficulties paying the installments if he faces some sort of economic challenges that cut his incomes. In the current situation, it is very important to make sure you have a safety net of capital in the bank, rather than being tied to financial commitments.

Get a real estate agent. Ask around for a good one. Trust me they are worth the money, they take care of all the paperwork and bullshit.

I'm living in the second home I've purchased. The first was a complete piece of shit and it's a miracle I got out from under it.

The most important thing you can do is evaluate the property as much as possible prior buying it. Get inspections for termite damage, electrical, plumbing, HVAC, you name it. Make sure no back taxes are owed, and that there are no leans against the property. This is more common in newer construction than old houses.

This process will take some time. Like in 4-6 months or so. Florida is still a good market for homes so it won't make much difference if I pay $145,000 or $155,000. I'd rather find the right house, than the right deal (to an extent).

But I do know these banks are fucking retarded and buying foreclosed homes is like playing Russian Roulette.

So I need as much advice as possible right now; simply so I have enough insight to get it right half a year from now.

I'm trying to get real data on home prices to see exactly how long I have to wait for the market to bottom out. What's a good website for shit like this?

My guess is you have some sort of collatteral from your parents that they didnt want you to use.
